In the local real estate market, it has become quite common for people to buy or sell residential real estate without the use of broker to find the property or buyer.  In most cases, I can represent a client in a residential real estate deal for a flat fee that is a small fraction of the fee charged by a broker.  In doing so, I represent the interests of the client and have no vested interest in continuing a deal that may not be right for the client.  It is always better to have a knowledgeable attorney who will go to bat for you no matter what your decision rather than seeking advice from a broker that would lose if you fail to close a deal.

Of course, I do not assist clients in locating properties or buyers; that is properly the job of a competent real estate broker.  However, where a buyer and seller have already found each other, I can provide all the independent legal advice needed by a client in the course of a residential real estate transaction.  In many cases, I can save sellers money by providing the necessary title insurance as an agent of Attorneys' Title Guaranty Fund, Inc.
